Can tenants be charged for water consumption?  

If the rental property has separate metering and is water efficient, landlords can charge tenants for water consumption. The bill can be arranged to be issued to the property manager, who will then pass it on to the tenant for payment.  

Are tenants responsible for maintaining the pool, gardens, and lawns?  

Tenants are responsible for maintaining lawns and gardens, and must maintain the pool to a set standard if one exists.  

How can landlords maximise rent returns?  

Attracting quality tenants who will pay premium rent starts with the rental property’s presentation. Ensure the property is in good repair, the lawns and gardens are neat and tidy, and the windows, carpets, floors, bathrooms, and appliances are clean and in good order. 

How often are inspections conducted?  

Brand Property conduct inspections to assess tenant care, maintenance issues, and repairs at the following intervals: 

- Prior to tenant move-in 

- 8 weeks after move-in 

- 3 or 6 monthly, depending on the rental property and requirements 

- Upon tenancy completion 

How is the rent amount determined?  

Rent return is determined by considering the rental property’s type, location, appearance, special features, market demand, current market trends, and comparable leases. 

When is rent money paid?  

We can transfer rent weekly, fortnightly, or monthly, depending on the landlord’s preference. 

Will bills associated with the rental property be paid on the landlord’s behalf?  

We can arrange for bills to be paid from the rental income, including council rates, strata fees, insurances, and invoices.
