A Step-by-Step Guide to a Smooth Transition When Vacating Your Rental Property

Moving out of a rental property can be a busy time, but with a clear plan, it doesn’t have to be stressful. Here’s a straightforward guide to help you navigate the outgoing process smoothly and efficiently.

1. Outgoing Inspection

The outgoing inspection is a key step in finalizing your tenancy. During this process, we’ll compare the property’s current condition with the original ingoing condition report, including photos for reference.

If there are discrepancies and the property isn’t in its original condition, you’ll have 7–14 days to address the issues. If you’re unable to attend to the repairs, don’t worry—we’ll arrange quotes for necessary repairs, notify you of the costs, and provide options to either deduct the amount from your bond or pay it directly.

2. Bond Return

Your rental bond is securely held by the Rental Bond Board and will be refunded to the bank account initially set up at the start of your tenancy. For your security, we don’t have access to your account details, so it’s important to ensure those details are accurate and up-to-date.

3. Final Water Charge

To ensure accuracy, we calculate your final water bill by reading the water meter at the end of your tenancy. Once we’ve determined the total, we’ll confirm the amount with you. This ensures all utility responsibilities are settled before you leave.

4. Report Maintenance Issues

To avoid unnecessary delays during the outgoing process, be sure to report any repairs or maintenance issues before vacating. Addressing these matters early helps streamline the final inspection and ensures a smooth handover.

5. Return of Keys

All keys must be returned by 5:00 PM on your vacate date. If keys are not returned on time, rent will continue to be charged daily until they are received. This ensures the property is secure and ready for the next tenant.
